Architectural Design
This service is often broken down into the following phases:

Schematic Design: The schematic design phase is the creation of preliminary, single line drawings developing the programmatic requirements into conceptual design.

Design Development: The conceptual design is developed in greater detail utilizing client feedback. In this phase the designer refines the design toward final solution.

Construction Documents: The final design solution is comprehensively dimensioned, noted and detailed for purposes of agency code review, bidding and ultimately construction.

Specifications: Part of the design development and construction document process is the authorship of the specification manual. This project document, generally in bound book form, provides general and specific instructions to the contractors and subcontractors relative to administering the project, specific materials and equipment to be included and precise instructions as to installation requirements to be followed.
